We're nestled in the heart of New York's Western Catskills on beautiful spring-fed Washington Lake, which has welcomed visitors for more than a century. Mornings begin with mist rising from the water and evenings end with spectacular sunsets.
In the late 1800s through the mid 1900s, 19 Washington Beach Rd was home to the Washington Lake Hotel, a popular summer destination for families escaping the city. While the hotel is no longer standing, its legacy lives on through historic photographs displayed throughout the second floor of Rock & Ripple.
Eldred
A charming hamlet with local cafes, shops, and small-town character just minutes away.
Barryville
Along the Delaware River with restaurants, antique shops, river tubing, kayaking, and one of the area's best weekend farmers markets.

Rock & Ripple spans three levels. Use these layouts to get oriented, pick bedrooms, and find the spaces everyone will gather in.
Main Floor
Spacious gathering areas, the chef's kitchen, dining room, and direct access to the lakefront deck. Grandma's luxury bedroom and bathroom are situated to the left of this floor plan.
Second Floor
4 private bedrooms, 2 ensuite bathrooms, and elevated views overlooking Washington Lake. The Serenity Room (center of image with large doors) converts to an extra bedroom with its pull-out couch.
Third Floor
The Game Lookout and entertainment areas make the top floor a favorite for kids and families. The bunk loft has its own ensuite bathroom, and the couch converts to a comfortable queen bed for more sleeping options.

Guest Accommodation
Only the number of registered guests noted in your reservation are permitted at the property.
Quiet Time
To respect our neighbors, please keep noise levels to a minimum between 10 PM and 8 AM.
Smoke/Vape Free
Our house is a smoke-free environment. Please avoid smoking and vaping on the property.
Kitchenware / Dishes
We've fully stocked the kitchen for you. Accidents happen, but if anything breaks please let us know.
Fire Pits and Places
Fires may only be set within the designated areas (indoor fireplace and Solo Stove fire pit).
Sauna / Hot Tub Usage
Please ensure no more than 4 people in the sauna and 8 people in the hot tub at one time.
Furniture Arrangement
Please do not rearrange indoor furniture, to maintain the integrity of the space and the safety of our floors.
Parties / Events
To protect the property and be respectful of our neighbors, parties and large events are not allowed.
Waste Disposal
Please dispose of all trash in the provided bins located outside before checking out.
Homeowners Association
Our home borders the Washington Beach HOA. Please do not enter — this area is off limits to guests.
Property Boundaries
We sit on 4 acres of land. Venturing into the woods is allowed, but please do not pass beyond property boundary signs.

A/C and Heating
Controlled by 2 Nests. The 1st floor Nest controls the 1st and 2nd floors; the attic Nest controls the attic.

Radiant Heating
The kitchen and 1st floor ensuite bathroom have radiant heat. Controls are located on the walls.

Outdoor Game Gear
Pickleball, shuffleboard & cornhole gear are located in the sunroom near the side door.

Gameroom Arcade Games
Enjoy the arcade games in our game room. Battle it out for bragging rights!

Exterior Foot Wash
Hot and cold water foot wash next to the main staircase off the deck — please use it to avoid bringing sand into the house.

The propane stove works with all standard pans. Use the knobs on the front to change temperature.

A small selection of games is located in the sunroom in the cabinets under the TV.

Basic cleaning supplies are under the kitchen sink and in the closet by the half bathroom.

Shampoo & Conditioner
Bathrooms are stocked with shampoo, conditioner and body wash. Please use & enjoy.

Toto Bidets
Toto bidets are in the ensuite bathrooms on the 1st and 2nd floors, operated with wall mounted controls.

Roku HD TVs are wall-mounted in the living room, movie room, serenity room and each bedroom. Roku TVs allow easy personal streaming using your own credentials, with automatic sign-off upon departure.
- 1.Choose your sign-out date. Turn the TV on and select your departure date.
- 2.Open your app. Navigate to the desired streaming app on the home screen.
- 3.Add an app. If your app is not there, add it using Search.
- 4.Sign in. Enter your account credentials when the app opens.
- 5.Enjoy. Guest Mode signs you out and removes added apps on the date you specified.

Grill & Outdoor Kitchen

We've equipped your stay with a 5 burner grill perfect for fulfilling your grilling needs!
To ensure a safe and enjoyable experience, please follow these usage instructions:
- 1.Start the Grill: There are 5 knobs that control the main grilling area. Each of them uses a snap ignitor. Turn each knob to spark the gas.
- 2.Sear Station: The back searing section is a high temperature area. Turn the knob and push the ignitor button to start.
- 3.Wait for Temperature: Grills take awhile to heat up, give the grill 10-15 minutes to come to temperature.
Enjoy your grilling experience!
Safety:
Grill is connected into house propane, so no tanks to worry about. After you're done cooking, please ensure you turn off all knobs on the grill.

Sauna Usage

We've equipped your stay with an Almost Heaven Outdoor Barrel Sauna!
To ensure a safe and enjoyable experience, please follow these steps:
- 1.Set the Temp: Adjust the thermostat to your desired temperature range from min to max.
- 2.Start the Heater: Turn the timer to "1". You should hear a click as heater turns on. NOTE: If heater does not start, press the reset button under the front left corner of the heater.
- 3.Wait for Temperature: The sauna will take time to achieve desired temperature between 30-45 minutes to achieve 180 degrees.
- 4.Using the Sauna: Once the sauna has reached the desired temperature, enter and relax.
Enjoy your sauna experience!
Safety:
Limit your sessions to 15-20 minutes, especially if you're new to sauna use. Stay hydrated and listen to your body.

Hot Tub

Welcome to your 8-person Master Spa LSX-900 Hot Tub! To ensure a safe and enjoyable experience, please follow these usage instructions:
- 1.Opening the Cover: The hot tub cover is designed for easy removal however it is heavy. Two people can open the cover - one on either side of the hot tub.
- 2.Enter the Hot Tub: Carefully enter the hot tub from the deck side using the steps.
- 3.Jets and Lights: Activate the jets and lights on the control panel.
- 4.Closing the Cover: Ensure the cover is securely closed once done.
- 5.Other Buttons: Please do not press other buttons on the hot tub that may interfere with its usage.
Enjoy your hot tub experience!
Safety:
Limit your sessions to 15-20 minutes, especially if you're new to hot tub use. Stay hydrated and listen to your body.

Pickleball & Shuffleboard
Lakeside sport court



Our lakeside sport court is set up for both pickleball and shuffleboard. Paddles, balls, cues and pucks are all stored in the sun room — please return everything there when you are done so the next group can play.
- 1.Grab the gear. Paddles, pickleballs, shuffleboard cues and pucks are located in the sun room. Please bring them back when you finish.
- 2.Pickleball: play to 21. House rule — first side to 21 wins, win by 2. Serve underhand from behind the baseline, diagonally cross-court, and let the ball bounce once on each side before volleying.
- 3.Stay out of the kitchen. No volleying while standing inside the non-volley zone (the light area next to the net). Step back behind the line first.
- 4.Shuffleboard: play to 21. Alternate shots, four pucks per player or team. Score only the pucks fully inside a scoring zone — land in OFF and you subtract 10. First to 21 takes it.
- 5.Court care. Sneakers or flat soles only — no bikes, scooters or chairs on the surface. The court can be slick when wet, so give it time to dry after rain.
- 6.Wrap up. collect all pucks and balls, and return the equipment to the sun room. Quiet hours apply after 10pm.

Outdoor String Lights

The string lights around the property are turned on manually — each area has its own switch.
- 1.Viewing Deck: Above the little deck by the water. The switch is on the side of the deck near the bluestone steps — follow the cord down from the tree to find it.
- 2.Pickleball Court: The light above the court is switched on near the Connect 4, on the side of the shed.
- 3.Main lights over the Grill area: The switch is next to the big tree in the center of the lawn. Follow the cord from where the string lights meet the tree.
- 4.Outdoor Shower & Sauna: A switch is tucked near the outdoor shower, on the side closest to the sauna.
- 5.Firepit Patio Floor: The switch is located in the corner of the firepit patio. The controller to set the light color and speed is located in the wood starter box. NOTE: If the lights don’t turn on, try to reset the GFCI buttons where the plugs connect.
The lake is wonderfully peaceful and quiet at night, so the lights are on a timer: the main overhead lights go off at 10pm, and the others turn off one an hour starting at 11pm. Feel free to switch them back on if you are still enjoying the outdoors!
Good to know:
Please keep the lights off overnight so we stay good neighbors around the lake.

Frequently Asked Questions
A few things guests ask us most often.
Are life jackets available?
Yes. We keep a range of adult and kids' life jackets on site for use on the dock, kayaks and paddleboards. Please have children wear one any time they are on the water.
Are beach towels provided?
Yes. Beach and lake towels are provided in addition to bathroom towels. Please use the beach towels outdoors and leave the bath towels inside.
Is firewood and are fire starters provided?
Yes. We provide a starter supply of firewood and fire starters for the fireplace and fire pits. If you burn through it, additional wood is available locally.
Is pickleball equipment available?
Yes. Paddles and balls are on site for the pickleball court, along with the shuffleboard equipment.
Can you fish in the lake?
Yes! Washington Lake has plenty of sunnies, chain pickerel and largemouth bass. Fish from the dock or paddle out in a kayak — we ask that you release what you catch.
